In the heart of Ouagadougou, Reliance West Africa (RWA) is building far more than a real-estate complex: a new urban landmark, designed to carry the ambition of a capital undergoing profound transformation.
A 20-storey tower, and an entire district around it
The architectural statement is bold: an iconic 20-storey tower, visible from afar, destined to become one of the defining silhouettes on the Ouagadougou skyline. This is Building H of the programme, and it alone houses a 5-star hotel of 175 rooms and suites, together with office space.
Yet ZAFARA PLAZZA is far more than its tower. The project brings together 7 buildings that form a genuine piece of city: living spaces, business spaces, and an accommodation offer completed by Building E as an apart-hotel.

A partnership that changes everything: RWA and SONATUR
A project of this scale is never built alone. ZAFARA PLAZZA is developed in partnership with SONATUR, the Société Nationale d'Aménagement des Terrains Urbains: the Burkinabè state-owned company responsible for the development and marketing of urban land, with a share capital of 3 billion FCFA and ISO 9001 certification.
This public-private partnership is no minor detail: it anchors the project within the country's institutional framework, secures the land and aligns the developer's interests with those of the public authorities. For a buyer or an investor, it represents an additional layer of security, verifiable and tangible.
A rare investment product: the hotel with guaranteed returns
ZAFARA PLAZZA also carries a proposition rarely found in the region: the opportunity to invest in the hotel component with a guaranteed return of 10% per year, secured by contract.
In practical terms, the investor acquires a hotel asset, operations are handled by professionals, and the return is contractually defined. We will devote a full article to how this mechanism works, but the essential point is this: it is a product designed for those seeking a regular income without managing a property themselves.

From the City of Dreams to the Capital of Dreams
Those familiar with our projects in Lomé will recognise a familiar signature in Ouagadougou. In Lomé, it is the "City of Dreams". In Ouagadougou, ZAFARA PLAZZA carries the "Capital of Dreams": the same vision of an ambitious urbanism that pays tribute to nature and to the people who inhabit it.
